Choosing flooring for Central Coast homes: sand, salt and humidity

Floors on the Central Coast work harder than floors in most of Sydney. Beach sand acts like sandpaper, humidity makes timber move, and many homes double as holiday rentals with a constant turnover of guests. The right choice depends on how close you are to the water and how the home is used.

Sand is the biggest enemy

Fine sand tracked in from Terrigal, Avoca Beach or Umina Beach grinds away at any floor finish. Whatever you choose, a textured or matt surface in a mid tone will hide wear far better than a glossy dark floor. Good door mats at every entry matter more on the coast than anywhere else.

Humidity and timber movement

Coastal humidity makes solid timber expand in summer and shrink in winter, which can show as gaps or cupping if boards aren't acclimatised and laid correctly. Engineered timber moves far less thanks to its cross-laid core, so it's our usual recommendation when a client wants real timber near the coast.

Why hybrid suits beach houses and rentals

Hybrid flooring doesn't swell with wet towels, sandy feet or spilled drinks, and damaged planks can be replaced individually between bookings. For holiday rentals in The Entrance or Woy Woy, it's hard to beat.

Moisture testing before anything goes down

Many Central Coast homes sit on slabs or on joists over damp ground. We test slab moisture and check subfloor ventilation before installing, and we'll recommend a moisture barrier where it's needed. It's a small step that prevents most coastal flooring failures.
